Stevermer Company has repaired or replaced dozens of windows over the past three decades, in homes throughout the Kansas City area. Because of climate extremes in the Midwest, window repair and replacement is a common challenge for homeowners.
"Most often, windows that require work are double hung, single glazed, true divided light (each window is a separate pane of glass)," says Kim Stevermer, owner of Stevermer Company. "Keep in mind that this technology is about 200 years old. If the homeowner approaches the decision from an efficiency standpoint alone, replacing an old window with a new energy efficient design makes sense."
Generally, vinyl and aluminum windows are the most economical choices. Costs increase for fiberglass, aluminum extrusion with wood interior and vinyl clad and composite windows.
Window repair is often overlooked in the home buying process. Because of the cost of repairing or replacing, homebuyers may want to become savvy at spotting problems, such as improper flashing and inferior building practices and design.
When maintaining a home that has the most common type of wood window, Kim Stevermer suggests that regular window maintenance includes fresh paint every five years with preventive window repair every ten years.
